Root Intrusion: How Trees Wreck Sewer Lines and What to Do About It

Tree roots are the most common cause of sewer line failure in older neighborhoods. The roots seek water, find your lateral through hair-thin defects, grow inside the pipe until the pipe wall cracks, and eventually block flow entirely. By the time you notice the symptoms, the damage trajectory is well underway.

How roots enter

Tree roots find any micro-crack, joint failure, or pipe defect that leaks moisture. Once inside, they grow toward the constant water source. Within a few years the root mass partially blocks the pipe; within a decade it can break the pipe wall.

Which trees cause the worst damage

Aggressive-rooted species — willows, silver maples, poplars, eucalyptus — are the worst offenders. Slower-growing ornamentals are less problematic but not immune. Any mature tree within 25 feet of a buried sewer lateral is a candidate to be the source of root intrusion.

Symptoms to watch

Slow drains that respond to snaking but come back. Sewer smell in the yard along the lateral run. Sunken or soggy areas in the soil above the buried line. Recurring backups that get worse over years. Each is a sign roots have entered the line.

Diagnosis

A sewer camera shows the roots directly. The video documents extent and location. The EPA drain system overview documents how root intrusion progresses — it does not improve on its own.

Treatment options

For light intrusion, hydro jetting cuts roots back and clears the line. For moderate intrusion, mechanical root cutting plus a foaming root inhibitor extends time between cleanings. For severe intrusion or recurring problems, CIPP lining seals the host pipe and prevents future intrusion. For lines past the point of lining, full replacement is the answer.

Addressing the tree itself

When the same tree creates recurring root problems in the same lateral, addressing the tree is sometimes the long-term answer. Professional complementary residential HVAC and home-systems services often coordinate timing with tree work that affects the property. For comprehensive home systems that intersect with property care including tree-driven impacts, established full-service residential HVAC contractors handle the systems side that benefits from coordinated outdoor work.
